For the owners of this 400 m² townhouse in Estepona, the everyday side of the house takes care of itself: lighting, climate and blinds work as one, the door opens without a key and the Wi-Fi holds in every room. Underneath runs an Italian ThinKNX server with a 7-inch display and remote control, working quietly in the background. What sets the house apart is the light.
Good lighting is not about more fittings. It is about even, controlled light with no visible seams, and colour that suits the room and the hour. That is hard to get right. LED strips betray a rough install with bright spots and crooked edges. And light that stays the same colour all day sits at odds with how people actually feel from morning to night. Both had to be solved in the fabric of the house, not added on afterwards.
Foundation. Lighting, climate and blinds run on the ThinKNX server over a KNX layer, with Zennio controls and Wi-Fi 6 across the house, plus keyless entry.
Capability — the light. The bedrooms use warm 2,700 K strips for rest. The living room runs on RGB+CCT strips that give both proper colour and a full, clean range of whites, driven by dedicated five-channel controllers wired into the smart home. The whole house also carries biodynamic light: the temperature of the white shifts from cool to warm through the day on its own, so the light at breakfast is not the light at midnight. Underneath it all is the install itself. The strips were fitted so the light is even and diffused, with no bright spots and no crooked edges, which is what separates lighting that was designed from lighting that was simply bought.
The house has light that matches the room and the time of day, without a single visible strip or bright patch. In the evening it warms on its own; in the morning it clears. The owners set none of it by hand: the light behaves the way good light should, and the everyday systems get on with their work in the background.
